Hello, I am trying to determine how hotels should be treated when calculating density. I see that the definition for "dwelling unit" specifically does not include hotel rooms. However, I wanted to confirm that hotels should be considered "nonresidential" when calculating density per acre of buildable land, and thus the FAR should be measured. Thanks for the assistance!

Rebecca, yes, hotels should be treated as nonresidential for density and all other calculations throughout the rating system.

Would memory care or assisted living be considered residential or nonresidential?

Bill, memory care or assisted living would be residential, as long as the operation is intended for long-term occupancy and has facilities for cooking, sleeping, and sanitation. In a related example, dormitory rooms are accepted as dwelling units. The only accommodations excluded in the definition of dwelling unit are hotel rooms.
