The project is going for re-certification and in the previous certification, this credit was awarded. My client is again opting for a third party auditor. My queries:
1) Is the exercise limited to just 1 auditor, or can more than 1 (around 5 working under the same company) be engaged? This will allow the audit to be completed sooner. To ensure that the same procedure will be performed, the auditors will have a common briefing session prior to the audit. Please do include any other guideline/s that need to be observed prior to the audit if ever this will be allowed.
2) The intended close of performance period is set at 30 June. Should this be completed by that time or can this be done within 30 days after end of performance period date?
Hoping for your advise.
thank you and regards,
Pabs

Hi Pablo,
To answer your questions please see below:
1) This should be just fine. LEED gets picky when an internal team member performs the audit, however, for a certified third party there should be no issue if more than 1 auditor is engaged. LEEDs main goal here is to avoid bias when conducting the audit and in my estimation all team members of the certified third party will have the same non-bias for the project as an individual would.
2) The audit should take place after green cleaning programs have been established in the building, and before the end of the performance period. The exception to this rule is, if corrective action is needed for the APPA audit, then the project team can re-do the APPA audit after the performance period has ended. You may not be penalized for conducting an APPA audit post-performance period, but as a general best practice LEED wants to see the audit conducted during the performance period.
Hope this helps!
