My project is the major renovation of a building that has been abandoned for almost 20 years. 99% of the existing enclosure has been maintained and restored and roughly 75% of interior structural elements have also been maintained and restored. When I read the LEED reference guide for Option 2. renovation of abandoned or blighted building (5 points) it says:

Maintain at least 50%, by surface area, of the existing building structure, enclosure, and interior structural elements for buildings that meet local criteria of abandoned or are considered blight. The building must be renovated to a state of productive occupancy. Up to 25% of the building surface area may be excluded from credit calculation because of deterioration or damage.

But when I go to complete the LEEDonline form it says:

List the surface area of structural elements, enclosure materials, and interior finishes such as walls, doors, floor coverings, and ceiling finishes. 

If a building truly meets the definition of abandoned or blighted, I imagine that most interior finishes would fall under the category of exclusion because of deterioration or damage after many years of neglect but the area would be way more than 25% of the project total surface area. 

So for Option 2, do you have to include interior finishes in the calculation or not?
