We have a project where the team came to us after the fact and are asking about LEED certification. They have already installed a 2 pipe fan coil system. It is understood that there are other variables such as lighting and the building envelope which have a large effect on the energy model, we also understand that there may be some issues with the Delta T and changeover times using the 2 pipe system. However what is the potential for meeting v2009 requirements with this system?

It probably does not help you much but there are too many variables to say with any degree of certainty whether you will meet the minimum savings.

An advice: complete a table with in a column the characteristics of the design model and in another column the characteristics of the baseline model. Consider envelope, lighting, HVAC systems, DHW, renewable energy, and so on. I think it is the only way to get some ideas before modeling.

There are some other issues to consider. It sounds like construction is now complete. Was the commissioning done for the project?

All - thank you for the responses! I did intitially tell them there are too many variabels to conclude one way or the other if the 2 pipe system would meet the Prerequisite requirements. Unfortunately they had already purchased the 2 pipe equipment for a renovation portion of the project prior to bringing us on board, there are however some other portions of the project which are new construction which I am hoping can balance out the renovated area to at minimum meet EAp2. So no commissioning yet, and no energy model either.
