Intent

To allow projects served by district energy to document additional performance improvement when using EA Prerequisite Minimum Energy Performance and EA Credit Optimize Energy Performance, Option 1 Whole Building Simulation.

Requirements

Comply with all requirements of EA Prerequisite Minimum Energy Performance and/or EA Credit Optimize Energy Performance, Option 1. Whole Building Energy Simulation. Use the credit-specific documentation requirements below to achieve additional points. Projects must achieve EA Prerequisite Minimum Energy Performance in order to achieve additional points using this pilot ACP.

Note, this pilot ACP cannot be used in conjunction with Pilot ACP 95: Alternative Energy Performance Metric. This pilot ACP is also not available to projects using Title 24 equivalency to document compliance with EA Prerequisite Minimum Energy Performance and EA Credit Optimize Energy Performance, Option 1 Whole Building Simulation.

Pilot Credit Survey

Credit Specific

Provide all standard documentation required for each of the credits submitted.
For the district energy plant, provide the following as part of the PEER review process:

  • Completed PEER points for DES performance.xls calculator documenting the DES SEE, SEI and AEI % improvement over benchmark o A brief narrative describing the DES
  • Billing or metering data showing:
    • Annual DES customer CHW, HHW, steam and/or electricity load (i.e., energy delivered to metered customers or buildings, not including electricity needed for generating CHW, HHW and/or steam)
    • Annual DES-purchased CHW, HHW, steam and/or electricity
    • Annual DES-purchased non-renewable fuel for generating CHW, HHW, steam and/or electricity
    • Annual DES-purchased CHW, HHW, steam and/or electricity used within the DES
  • Supplier generation mix for DES power purchased from the electric grid
  • Narrative describing any non-default source energy factors, transmission and distribution losses, and/or benchmarks

For each LEED project pursuing this pilot ACP, provide the following

  • GBCI verification or certification letter with the DES project name, PEER ID and % improvement over benchmark for the following metrics:
    • Source energy intensity (SEI)
    • System energy efficiency (SEE)
  • Weighted sum of CO2, NOx, and SO2 emissions intensities (Air Emissions Index or AEI)

AND

  • Narrative or supporting documentation demonstrating how the % LEED project CHW, HHW, steam and/or electricity served by the DES was determined  Completed LEED points for PEER DES.xls calculator documenting the number of additional LEED points achieved based on the DES SEE, SEI and AEI % improvement over benchmark and the % LEED project CHW, HHW, steam, and/or electricity is served by the DES.
Project Team Survey Questions
  • How difficult was it to determine the project load, purchased energy, source energy factors, emissions intensity, etc for the district energy plant?
  • Why did the project choose to pursue this pilot credit?
  • What were some of the barriers to implementing the strategies used under this credit?

What does it cost?

Cost estimates for this credit

On each BD+C v4 credit, LEEDuser offers the wisdom of a team of architects, engineers, cost estimators, and LEED experts with hundreds of LEED projects between then. They analyzed the sustainable design strategies associated with each LEED credit, but also to assign actual costs to those strategies.

Our tab contains overall cost guidance, notes on what “soft costs” to expect, and a strategy-by-strategy breakdown of what to consider and what it might cost, in percentage premiums, actual costs, or both.

This information is also available in a full PDF download in The Cost of LEED v4 report.

Documentation toolkit

The motherlode of cheat sheets

LEEDuser’s Documentation Toolkit is loaded with calculators to help assess credit compliance, tracking spreadsheets for materials, sample templates to help guide your narratives and LEED Online submissions, and examples of actual submissions from certified LEED projects for you to check your work against. To get your plaque, start with the right toolkit.
